Taco Bell Restaurant, 826 Broadway Street, Quincy, Illinois
PSBA was selected by the Duryea Group, Inc to develop a new 66 seat, one-story, 2,600 square foot Taco Bell Restaurant on the site of the existing Hess Auto Agency at 826 Broadway Street in Quincy, Illinois. This site contained a vacant concrete block wall sales and garage building on a large concrete parking surface. The Developer wanted to salvage as much of the good condition concrete pavement as practical. PSBA conducted a Phase 1 Environmental and Asbestos Survey of the existing building and provided the Developer with demolition plans for the removal of the building and selected pavement removal.
PSBA prepared preliminary site plans and assisted the Developer in Site Plan Review with the City of Quincy Planning Department for the proposed Taco Bell Restaurant. This included a new storm water management plan for the proposed facility which amended the existing facility SWMP. The City required a Special Permit based on concerns of adjoining properties regarding additional traffic. A hearing was held and minor modifications were needed to the site plan to obtain the permit. Site Plan and building approval was obtained December 17, 2013 allowing the issuance of a building permit.
This facility used standard architectural drawings from the YUM Corporation with minor modifications requested by the developer and approved by corporate YUM. PSBA architects modified the standard drawings and coordinated the revisions with YUM.
The site work included standard commercial amenities such as site grading, utilities for power, water, sanitary sewers and storm sewers, paving, ADA compliant sidewalks, dumpster enclosures, lighting and landscaping. The Developer was required by Municipal Code to post a 20% bond for the estimated construction costs related to site development. The estimated site development cost for the bond was $133,250.
The site plans were included in the standard YUM Corporation project documents for this facility.
